CBRE instructed on Buckshaw Village site

Eden Park Developments has instructed the North West leisure and alternative investment team at CB Richard Ellis to market a 2.5-acre site at Buckshaw Village, Chorley.

Subject to planning permission, CBRE has established that the development site would be particularly appropriate for a nursing or care home.

The site is adjacent to a proposed village centre within a section of the regeneration of the 650-acre former British Aerospace and Royal Ordnance site being developed by Eden Park's subsidiary Henry Davidson Developments with a consortium of housebuilders masterminding a residential element. Construction of the village centre is due to commence on site in mid-2011.

Eden Park purchased 20 acres of the 650-acre site in Buckshaw Village from a joint venture between Redrow and Barratt in 2007 to develop a retail and commercial centre.

The development site that is available is between 1 and 2.5 acres. CBRE said the overall size and layout of the site is flexible, although it is anticipated that the completed development will compliment the existing residential and retail properties in the immediate vicinity.

Julian Such, associate director of leisure and alternative investment at CBRE, said: "The available site is located in a prime position which, subject to planning permission, is particularly suitable for care home development.

"Eden Park Developments is willing to consider a range of disposal options including a freehold sale, a turnkey sale to an agreed specification or a commercial lease."

The regeneration scheme at Buckshaw Village includes 3,500 homes being built, which will benefit from the recently completed 35,000 sq ft Tesco supermarket, primary school, and community centre.
