Bruntwood turns attention to next Circle Square office
Work on the 216,000 sq ft No3 Circle Square is due to start this year as the first two offices at the Manchester development fill up.
The first two offices, No1 and No2 Circle Square are fully let after Roku signed a 120,000 sq ft lease.
As well as Roku, other occupiers at No1 and No2 Circle Square, totalling 390,000 sq ft, include Octopus Energy, Hilti, Autocab and Hewlett Packard.
A contractor has not yet been appointed for No3, which was designed by Feilden Clegg Bradley. John Sisk & Son delivered the first offices at Circle Square.
Circle Square is being delivered by Bruntwood SciTech, a joint venture with Legal & General.
Bruntwood SciTech reported pre-tax profits of £17.1m profit having slid to a £7.6m pre-tax loss in 2020.
Other completed elements of Circle Square include a 1,018-space multistorey car park and a 158-bedroom Premier Inn.
The residential component features almost 700 PRS apartments managed by Affinity Living and 1,000 student flats managed by Vita. Both Vita and Affinity are part of Select Property Group.
Symphony Park, a public green space at the centre of the development is also complete.
Future phases include the redevelopment of Manchester Technology Centre, which would provide an additional 480,000 sq ft of offices.
Going into 2022, Bruntwood SciTech, in collaboration with investor Stanhope, is developing plans for the £1.5bn ID Manchester.
The JV was picked to deliver the 4m sq ft redevelopment t of the University of Manchester’s 18-acre former UMIST campus last year.
