Avalanche makes moves to Liverpool CBD 

Having spent the last two years residing in Atlantic Pavilion at Royal Albert Dock, the Swedish video games developer has relocated to Forma’s No5 St Paul’s Square. 

Avalanche Studios Group has agreed a deal to take 9,600 sq ft on the top floor of the 136,000 sq ft building for the next five years. The company arrived in Liverpool in 2021, signing short-term lease to 2023 on its first UK outpost on Liverpool’s waterfront. 

Alison Lacy, location manager at Avalanche Studios Group, said: “In 2020, Avalanche Studios Group chose Liverpool as one of our locations because of its vibrant gaming community, rich gaming heritage, and abundance of great talent. 

“Naturally, we want to be located right in the centre of all this, in a space that fuels the creativity of Avalanchers, inspires them to make great games, and makes them feel connected to the beating heart of the city. 5 St Paul’s Square is a beautiful, well-managed building that meets our quality and sustainability standards. It ticked all the right boxes”. 

Avalanche was founded in 2003 by Linus Blomberg and Christofer Sundberg and is most famous for developing the Just Cause series of games. It also has offices in Malmo and Stockholm. 

Worthington Owen advised Avalanche on its Liverpool move and is the retained agent for No5 St Paul’s Square. 

Forma Real Estate Fund purchased the 136,000 sq ft No5 St Paul’s Square for around £35m from fund manager Abrdn in June 2022. 

As well as Avalanche’s arrival, Forma has secured new deals with existing tenants DWF, Pall Mall Medical, Denholm Logistics and Quilter Cheviot have each committed their futures to the building across 46,000 sq ft. 

Ben Dickins, UK head of asset management at Forma, said: “The ability to retain and attract companies of this calibre and variety is testament to the quality of asset we are creating and the strong occupier relationships being established through consistent service delivery. 

“We have one further unit under offer and a limited pipeline of future space in the building becoming available which we are excited to re-present back to the market in a bespoke and creative manner”.
