Approval for £150m CIS Tower overhaul
Castlebrooke Investments has gained consent for the refurbishment and expansion of the grade two-listed office tower in Manchester, adding 94,000 sq ft to bring the building up to 714,000 sq ft.
The plans include a three-storey extension on top of the existing five-storey podium to create the additional floorspace. This will be subdivided into 44,000 sq ft of offices along with tenant amenity space such as cycle storage and showers.
The refurbishment includes work on the facade, the replacement of solar panels on the tower, and new entrances on Dantzic Street. The ground floor will also change from offices into mixed-leisure and retail.
Last year, Trafford Council agreed loan financing of £60m, £6m less than the £66m Castlebrooke paid for the building in 2017, to invest in the refurbishment.
The 28-storey tower has been largely occupied by divisions of the Co-op. The remaining teams which occupy around eight floors, are set to move out this year to allow vacant possession of the building and let works begin.
Co-operative Insurance is in the process of being acquired by Markerstudy and is due to take 80,000 sq ft in Arndale House.
According to Castlebrooke, construction was set to begin in 2021. The company has been contacted to see if the coronavirus will impact on its anticipated timeline.
The scheme was approved under delegated powers.
SimpsonHaugh is the architect, Deloitte is the planner, Stephen Levrant Heritage Architecture is the conservation and heritage consultant, and Curtins is the structural and civil engineer. The landscape architect is Exterior Architecture, the mechanical, electrical and plumbing engineer is Crookes Walker Consulting, and Colliers International is the agent.
