Application in for Salford Quays’ tallest tower

SimpsonHaugh and Forshaw Land & Property have submitted a planning application for what will be the tallest tower in Salford Quays at 34 storeys.

The £45m development includes 216 apartments, 156 of which will be two-bed with 54 one-beds and six three-beds. The residential part of the building covers the upper 30 floors, taking up nearly 200,000 sq ft of space.

Commercial space of just over 2,000 sq ft is earmarked for the ground floor, alongside a private residents’ garden and cycle parking.

The existing Hamill HQ serviced office building on the site and its associated structures will be knocked down to make way for the scheme.

At 34 storeys, the building is the tallest proposed for Salford Quays, Ordsall and the Clippers Quay area.

The tallest existing towers are The Heart and Number One, both of which stretch to 22 storeys, while Block Two at Furness Quay, currently under construction, will reach 27 storeys once complete.

Peel Land & Property also has planning consent for a 31-storey building at Plot D3 at MediaCity, a mixed apartment block and multi-storey car park designed by Hodder + Partners.

Subject to planning approval, Forshaw’s project is expected to take around two years to build.

Alongside SimpsonHaugh, the professional team also includes Lichfields as planner and WSP as building services consultant and structural engineer.

The project is the latest proposal by Forshaw for the Ordsall and Clippers Quay area to be submitted to planners.

Plans were approved last year for a £40m development of 232 apartments on Worrall Street, facing the River Irwell. It includes three blocks of between seven and nine storeys in height, and there are plans to start work on the project early this year.
