Amstone’s £150m Stockport resi due to start this year
Twelve months on from securing consent for the redevelopment of the former Sainsbury’s on Warren Street, the developer is close to appointing a contractor to deliver the scheme.
Amstone Ventures’ 588-apartment, £150m GDV project has been in the pipe for more than five years and could finally break ground this year, the company has confirmed.
Amstone is currently working its way through the Gateway 2 process having made a series of design tweaks last year that resulted in an increase of 25 flats. It is hoped work will start by the end of the year.
Amstone confirmed to Place a main contractor will be appointed in the coming weeks.
The scheme comprises three blocks ranging from five to 15 storeys on the site of the former supermarket. It will offer up 295 one-bed flats, 270 with two bedrooms, and 23 with three bedrooms and a mix of BTR and private sale homes.
Blocks A and B, comprising 484 of the flats, would be delivered in phase one. The remaining 104 apartments in block C would come forward later.
Martin Halsey, director of development at Amstone, divulged more details on the scheme’s amenity provision.
“Establishing an environment for families, couples and individuals who may wish to rent or purchase their home, the additional appeal, alongside the extensive local amenities, will be in our roof top running track, workstation area and vast private gardens,” he said.
“We are also working on incorporating a padel court within the complex which will add further vibrancy to the scheme.”
Branded as No1 Knightsbridge, the project is thought to be the largest residential development within the Stockport East MDC area, which the council hopes will deliver 4,000 homes over the next 15 years.
Halsey added: “The changes happening in Stockport are very significant. Stockport town centre is now clearly on the map as a fantastic place to live, work and play.
“The town has a great sense of community that is super attractive to new residents from a far reach. Our No.1 Knightsbridge is a highly visible, and key place-making project that will be a catalyst for all the exciting amenities close by, leveraging off the historic market square and thriving Underbanks.”
Amstone also developed the 614-home Clippers Quay in Salford for Grainger, which was completed in 2019.
Deloitte is the planning consultant for Amstone’s Stockport project and Leach Rhodes Walker designed it. Cumming Group is the project manager.

I live in Stockport and it’s not the wonderful place which is being told. The council is busy, cars are not welcome around the whole Stockport area and shops are few and far between. The market is tiny compared to years ago and residents are sick of the council tax going up and up. I wouldn’t recommend anyone moves into Stockport to live, there are far nicer places.

Stockport town centre has so much potential for residential development and new affordable units as part of the mix, exactly where the jobs, amenities are public transport links are. Just a huge shame they are planning to release 27 sites from the Green Belt that surrounds the town. The population is forecast to grow by 15,000 over its Local Plan timeframe and yet they are hell bent on delivering 31,000 new homes over 10,000 of which are on green field sites. Brownfield must come first, save us some green spaces, please.

BTR is still not helping the majority of homeless people in Stockport who are a higher majority of young and unemployed.

The quality of the brick could be much better. Deep red brick would be esthetically better than the butter colored brick in the photo
