M&G seeks buyer for £55m The Lincoln

Fully let to four occupiers, the 100,000 sq ft Manchester office building is being offered up for sale.

M&G has instructed CBRE to find a buyer for The Lincoln, with offers in excess of £55m sought. A sale at asking price would reflect a net initial yield of 6.8%.

The asset represents “exceptional value” compared to comparable European cities where yields are sharper, according to CBRE’s marketing materials.

The Lincoln was designed by Jon Matthews Architects and is located off Brazennose Street on the site of the former Brazennose House. The building is BREEAM Excellent and has extensive occupier amenities, including a large gym in the basement.

The scheme completed in the summer of 2021 and stood vacant for two years until flexible workspace provider Cubo signed a 12.5-year lease on 30,000 sq ft to break the duck.

Global management consultancy Alvarez & Marsal followed Cubo into the Manchester office building, signing a 10-year lease on 14,000 sq ft in late 2023 before taking an additional 9,300 sq ft the following year.

The Professional Footballers Association and Jacobs arrived in 2024 taking a combined 28,000 sq ft. Jacobs upped its footprint by another 9,000 sq ft earlier this year, taking the size of its Lincoln office to 30,000 sq ft.
