Altrincham’s Old Market Tavern up for sale again

The prominent pub and hotel has hit the market for £2.3m, a year after it initially changed hands for a guide price of £900,000.

The extensive building is listed and sits on Altrincham’s Old Market Place, opposite the Orange Tree pub and within a conservation area, and within walking distance to the town centre and market.

The building first changed hands in 2017 after being put up for sale by Christie & Co on behalf of pubco Punch Taverns and was sold in November last year, as reported by Place North West; the buyer was property developer Rupresh Erra, who hold directorships at a number of property firms at Companies House.

The building has now been listed for sale online for a guide price of £2.29m, listed as a 12-bedroom house. The 14,000 sq ft building includes the pub, which has reopened after a short closure last year; a basement; and 12 rooms and a small office, together covering 10,000 sq ft.

The pub, which is a free house, is unaffected by the sale and will remain open, with the owners looking to reintroduce the tavern’s food offering in the New Year.

Since buying the site, the building’s hotel rooms on the upper floors have been upgraded; planning consent was granted by Trafford Council in April, while the developer is now looking to discharge certain planning conditions, with these submitted to the council last month.

Last year’s planning consent included creating five bedrooms and adding ensuites to existing bedrooms as well as internal upgrades and repairs.

The building is currently grade two-listed and is also listed as an asset of community value. The pub was formerly run by John Glover before his death in 2015 and was the frequent recipient of CAMRA awards for its real ale offering.
