Altered Space brings 300-home Warrington opportunity to market

Developers have been put on alert for the chance to acquire land forming the first phase of a wider 900-home redevelopment of Cockhedge Shopping Centre. 

Altered Space has appointed JLL to find a buyer for a two-acre site off Scotland Road that is earmarked for 309 homes across two nine-storey blocks. 

Michael Brown, director at Altered Space, said: “Having worked collaboratively with Warrington Borough Council for a number of years are excited to be bringing phase one of a wider 900-unit residential masterplan to market as part of our regeneration of Cockhedge.  

“This site is a strategically important brownfield housing site and offers a unique opportunity to create a vibrant living community in the heart of Warrington town centre in a location steeped with heritage.” 

The site was previously occupied by retail units that made up part of Cockhedge Shopping Centre but has been cleared to pave the way for development. 

The developer demolished 61,600 sq ft of retail space including the former Wilko shop and 15 other units. 

Altered Space is delivering the £99m regeneration project in partnership with Warrington Council. The developer owns the northern portion of the masterplan from Cockhedge Way to the A57. The council owns the southern element. 

The masterplan, approved last year, proposes up to 900 homes, 215,000 sq ft of offices, and 11,000 sq ft of leisure, retail, food, or healthcare accommodation. 

The scheme will be delivered in phases. Buzz Bingo is in occupation on part of Altered Space’s land and its lease runs until 2030.
