Alliance snaps up Renold House to expand Trident

Developer Property Alliance Group is to expand Trident Business Park, close to Manchester Airport, after completing a £1.5m deal to acquire the 18,000 sq ft Renold House from District Estates.

The building is currently vacant. Alliance, which has engaged Cube Architects on the project, will refurbish it and add a floor, bringing the offices available to 27,000 sq ft of grade A space. It will be rebranded as The Landing, with rent to be offered at £17.50/sq ft.

Alex Russell, managing director of Property Alliance Group, said: “Since acquiring Trident in 2015 and transforming the development, there’s been a huge demand for space with the site already 90% let. Renold House offered an ideal opportunity to further strengthen our offer and ensure we can continue to meet this demand.

“Occupiers will not only benefit from high quality accommodation but the business park’s broad range of amenities such as a gym and outdoor sports pitch, plus exclusive shuttle bus to and from the airport and Metrolink.”

Work is due to start this month and be completed by September 2017.

Alliance bought Trident Business Park in January 2015 for £5.2m and has invested £7m in a refurbishment programme to provide 88,000 sq ft. New occupiers include Renold itself, the chains and gears manufacturer having moved its head office into Building Two in 2015. Just 12,000 sq ft remains available at Trident.
