Full marks for X1 Development’s 364-bed PBSA

Salford City Council’s planning committee unanimously voted to approve the scheme’s construction, alongside a ForHousing pitch to bring 42 affordable homes to the city.

X1 Developments

Approval was granted for the developer to expand its presence in the area with an eight-storey student accommodation block off Lissadell Street.

The site is currently occupied by Cumberland House, a mill and factory building. Cumberland House will be demolished to clear the way for the 364-bed scheme.

Tim Groom Architects has designed the block, which will feature a curved brick façade.

Nearby, off Frederick Road, the £44m 353-bed Cheltenham Place has also been developed by X1 and was completed in February.

Euan Kellie Property Solutions, Civic Heritage, Architectural Aerodynamics, Roger Hannah, Urban Green, Proximity, Stephen Levrant Heritage, Sol Acoustics, SK Transport Planning, Futureserv, LAND Studio, and Chris Burnett Associates all contributed to the application.

ForHousing and Built Developments

The housing association, working with Built Developments, received permission for 42 affordable flats to be erected off Park Street in Swinton.

All the flats would be offered at social rent and a housing mix of 34 one- and 8 two-bedroom apartments.

The apartment building rises three storeys, then steps up to a fourth. Juliet balconies will feature on the block’s upper floors.

Car parking for 20 vehicles and cycle spaces for 44 bicycles will be provided.

ForHousing will manage the scheme upon completion.
