Pringle puts 77 affordable homes before Ribble Valley

The housebuilder wants to develop an 8.5-acre plot of vacant agricultural land for the north Whalley development.

Pringle Homes could build 77 affordable properties on the site off Clitheroe Road, if permitted by Ribble Valley Council.

The application has been formed with planner Maybern Planning & Development and architect MCK Associates.

A housing mix of eight one-, 38 two-, 26 three-, and five four-bedroom houses has been put forward.

The properties would be served by four cul-de-sacs facing south off a central spine road, with a green space running directly opposite.

Access would be from Clitheroe Road, where residents would turn east to enter the development.

Proposals include parking for 151 vehicles in driveways.

Pringle Homes’ proposal is for land that is not currently categorised under a local plan, which could be problematic.

Various residential schemes have struggled to get off the ground under the local authority.

Last month, Oakmere’s 74-home application suffered a further setback after a refusal, while Hallam Land’s pitch for 300 homes in Langho was derided as “incongruous, unsympathetic, and discordant” by councillors.

The project team for Pringle’s application includes Mode Transport, TBA Associates, ERAP, Tree Survey & Arboricultural, REFORD, REFA, and Martec.
