Pochin’s wins £3.3m Chorley scheme with Chancerygate

Industrial developer Chancerygate has picked Pochin’s to deliver a 50,000 sq ft warehouse project at Eaton Point, Chorley.

Pochin’s will start on site this month, and will deliver 13 units aimed at SME occupiers. The units start from 3,300 sq ft in size, and construction work is due to complete in June 2018.

Chancerygate was given planning permission to speculatively develop the units, which form part of the wider Matrix Park development, in June last year.

The Eaton Point site sits one mile from Junction 28 of the M6 and three miles from Junction 8 of the M61. Other occupiers including Bodycare, NSG, Synergy Health, and Waitrose.

The professional team on the project includes Fletcher Rae, Bradbrook Consulting, Cudd Bentley Consulting, and Feasibility. Savills and Robert Pinkus are agents on the scheme.

The project is Pochin’s second contract win with Chancerygate. The Cheshire-based contractor is already well under way with a £6m project to build a 57,500 sq ft distribution centre in Middleton, which is already pre-let to parcel delivery company DPD.

Mike Walker, development director at Chancerygate, said there was already “a high level of interest in the scheme”, with more than 30% of the space under offer on a pre-sale basis.

Pochin’s is also working in a joint venture with developer DB Symmetry to deliver more than 350,000 sq ft of space at its flagship logistics park MA6NITUDE in Middlewich.
