Work starts on Quince’s 266 Ulverston homes
Construction will be led by contractor James Hodkinson, with the first phase of 14 properties at the development known as Pippins Beck, expected to be rounded off by autumn 2026.
Quince Homes won approval from Westmorland and Furness Council for the 266-home scheme found at Ulverston’s Nook Farm, in March 2025.
Of the 266 homes, 93 are set to be affordable for sale or at a discounted market rent, meeting the local 35% threshold.
The standard three-, four-, and five-bedroom properties are to be marketed from £400,000. Accessible bungalows are also to be provided on the site. The scheme will also offer 12 two-bedroom apartments.

Frank Philipson, managing director of Quince Homes, said: “Ulverston is a wonderful part of the world, and it’s changing. There’s so much opportunity coming to the area, and more and more families want to call it home.
“To be able to move ahead with the development of high-quality family homes that will enable more people to live here and enjoy the wonderful lifestyle in the area is a privilege, and I can’t wait to see them take shape.”
ASC Planning, Robinson, and Queensberry Design advised Quince throughout the application process for the scheme.
