Partners lodge Belle Vue resi plans
Kellen Homes and Jigsaw Homes Group have submitted proposals to Manchester City Council to redevelop a former Buzz Bingo site off Kirkmanshulme Lane in a 152-home project.
The plans include one- and two-bedroom apartments alongside two- and three-bedroom family homes, all of which would be delivered as affordable housing.
Consulted on in late March, the Gorton plans also feature new green spaces, improved pedestrian connections, landscaping and public realm improvements.
Feedback from the consultation process showed strong support in particular for affordable housing, the partners said. Buzz closed at the site in 2023.
The site is between Kirkmanshulme Lane and Hyde Road, close to the junction of the two roads, opposite the former Belle Vue greyhound track acquired for housing by Countryside in 2021.
Mark Waite, head of planning at Kellen Homes, said: “We are excited to have submitted this application, which marks an important milestone in bringing this long-vacant brownfield site back into active use to deliver much-needed affordable homes for Manchester.
“We are grateful to everyone who took the time to engage with the consultation process. The feedback received from residents, stakeholders and elected members has helped ensure the proposals respond to the priorities raised locally, whilst delivering high-quality affordable homes alongside wider regeneration and public realm improvements for Belle Vue.”

How boring is that design, they could have at least of incorporated some enclosed balconies.

The balconies is no longer in rough areas in the UK only rich areas only like Hazel grove, Salford quays and Stockport but not Belle Vue, Moss Side or Wythenshawe, because the flat with balconies is very expensive to rent or buy.

About as inspiring architecturally as the former Diamond Hotel next door. At least there will be some logs going when they rip out all the mature trees along the Hyde Road, which is a bonus I guess.

Site has been derelict for years – an real eyesore! Fly tipping and anti social issues regular too.
Affordable homes is much needed so gets my vote.

Leave the trees alone they have been there foe over a hundred years, how you going to make it safe for children on that road, hyde road is a nightmare and what traffic conditons are you going to put in place, the roads a nightmare already

Shocking design. Why do MCC not push developers to try a bit harder with these schemes outside the city centre? Adding a few metal balconies to bring articulation to the elevations is hardly going to blow the budget! No doubt swathes of surface car parking with little or no landscaping behind as well. Meanwhile, why are they so close to the main road with barely any landscaping? I give up.
