Wigan industrial park on market for £14.8m
Melburg is looking to sell its nearly 300,000 sq ft Swan Lane Industrial Estate in a deal that could reflect a net initial yield of 6.95%.
The freehold estate sits on more than 14 acres with a series of industrial units ranging from 39,768 q ft to 85,622 sq ft. In total, there is 275,760 sq ft of warehouses in Swan Lane Industrial Estate.
There is also a separate 17,405 sq ft office building boasting four office suites across two floors.
Swan Lane also includes a potential development opportunity, with Wigan Council allegedly being receptive to plans to build nine smaller warehouses on surplus parking land. These units would total 30,247 sq ft.
The logistics park sits on the corner of Alder Lane and Swan Lane in Wigan and offers easy access to the M61 and M6.
Swan Lane is fully let to tenants who produce a total rental income of nearly £1.1m a year. WAULT expires in a little over six years for most of the units. The tenants are Product Care Trading, Kartell UK, Prowood, DC Voltage Gradient Technology & Supply, and TrueCommerce.
Joint agents Cushman & Wakefield, Colliers and Tudor Real Estate are accepting offers of more than £14.8m, excluding VAT, for the estate.
