Widnes spec warehouse hits market

A 393,000 sq ft industrial development at Gorsey Point in Cheshire being built by pan-European developer and investor Mirastar, with CDP, has gone up for sale.

The scheme known as Widnes 400 is currently under construction and due to complete next March as the region’s largest speculative development, according to its backers. The warehouse unit will also incorporate 17,000 sq ft of offices, 15-metre-tall eaves and 42 loading doors.

The site is well connected to the regional motorway network and rail freight terminal at Widnes, Garston Docks, the port of Liverpool and Liverpool John Lennon Airport, and it is also near the access point to the new Mersey Crossing linking Runcorn and Widnes.

Agency Savills is marketing the property. “This is a significant development in a region starved of supply,” said Jonathan Atherton, industrial and logistics director at Savills Manchester.

“With excellent links to transport networks in a strategic North West location, we are already beginning to attract interest from a range of occupiers.”

The property has already received “very encouraging” interest among prospective buyers, added Jonathan Gardner, head of asset management at Mirastar.

The North West saw another record quarter for take-up of industrial and logistics space, as the sector continues to boom driven by the pandemic and enforced growth of e-commerce, among other factors.

Regional take-up in the first three months of this year hit 1.1m sq ft, the largest proportion of any UK region at 21.7%, according to figures from CBRE last week.

A record 16m sq ft of UK logistics space across 55 units was under offer at the end of the most recent quarter, the consultancy added.
