United Utilities sells Warrington office for £4m
An unnamed private investor has acquired the 27,200 sq ft 4 Clearwater at Lingley Mere Business Park in Great Sankey.
The price of the building was £3.9m, which is £150,000 more than the £3.75m United Utilities paid for the property in 2012.
Property services and infrastructure company United Living operates out of the office currently.
The sale of 4 Clearwater marks a soft exit for United Utilities from Lingley Mere Business Park, a project the firm had developed alongside Muse. In addition to more than 380,000 sq ft of offices, the business park also boasts a series of amenities including a food hall, children’s day nursery, and paths for cycling and running.
The park sits off Junction 8 of the M62.
Edwards and BE Group are the joint agents for the site and assisted United Utilities on the land deal.
“Following United Utilities’ decision to consolidate its operations on the park, we were instructed to sell both this building and a second one of 9,044 sq ft,” said Edwards director Ed Keany.
“The significant levels of interest that we received is largely due to the exceptional quality of accommodation available and the unparalled amenities that the park offers within a stunning landscaped setting,” he continued.
Keany said that conversations were already being held with potential buyers for the second property.
