Success for Iliad’s 550-home Wireworks 

Warrington Council unanimously approved the developer’s plans, which also feature offices and a hotel, more than three years after the scheme was drawn up. 

Iliad has been granted outline permission for 550 homes, a 160-bedroom hotel, and 32,000 sq ft of office space across three acres bounded by Winwick Street, Dallam Lane, and Tanners Lane. 

While Iliad lodged proposals for the Tim Groom-designed scheme in the summer of 2019, plans to redevelop the site have been in the pipeline for around two decades. 

In 2005, the Winwick Partnership, comprising Iliad and Modus, submitted proposals for more than 600 apartments, 56,000 sq ft of offices and a hotel, along with a 1,000-plus space car park.  

That application was approved in 2007 but a start on site did not materialise.  

The latest iteration of the development originally featured a 17-storey building at the north-eastern corner of the site. However, after discussions with the council in 2020, the developer scaled back the scheme. 

The tallest element is now 10 storeys. 

The breakdown of the development is as follows:  

  • Block A – nine/10 storeys, 345 apartments and 12,000 sq ft of commercial space   
  • Block B – 10/7 storeys, 175 apartments, 160 hotel rooms and 5,000 sq ft of commercial space   
  • Block C – six storeys, 30 apartments   
  • Block D – seven storeys and 15,000 sq ft of offices.
