Student tower planned on site of Salford McDonald’s HQ

London-based Q Developments is working up proposals for a 29-storey building on Cross Lane, part of the emerging Salford Crescent masterplan.

Early-stage plans lodged with Salford City Council show the developer is proposing to demolish the former McDonald’s regional head office and build a single tower with up to 550 student beds across 182 flats.

Designed by Broadway Malyan, Q Developments’ scheme is located close to Salford University’s main campus and falls within the Transport Hub zone of the £2.5bn Crescent masterplan.

The focus of this part of the wider 252-acre regeneration project is to overhaul Salford Crescent train station.

Significant improvement works are proposed for the station itself and the creation of a new park over the railway line also forms part of the plan for the area.

The other key component of the Transport Hub is the de-engineering of the A6 to facilitate the potential delivery of an extension to the Metrolink line connecting Salford Crescent to Salford Quays.

Q Developments’ Cross Lane site is “uniquely positioned to provide connected living accommodation close to a mainline rail station and Metrolink stop, as well as the central campus of Salford University,” according to planning consultant DPP.

Salford City Council appointed English Cities Fund to deliver the Crescent masterplan in 2020.

The project team for the masterplan includes consultancy CBRE, Make Architects, infrastructure firm Aecom, landscape architects Planit-IE, quantity surveyor and project manager Faithful + Gould, and consultancy Cundall.

ECF got the ball rolling on the first phase of the regeneration earlier this year. Plans for the initial phase, known as Innovation North feature 1.6m sq ft of innovation workspace and 950 homes.

This part of the city will only get better and better over the decade as development creeps up Chapel St. If the full masterplan comes into effect, It’ll really make the entire city feel much bigger than it already does.

It’s good to see, however I’m certain the area will never look like it does in the picture used for this article.

Really hope this regeneration pushes towards Pendleton and the Salford Precinct!

It’s about time Salford council built homes to rent for local people. The refurbishment of some of their high rise blocks has been a joke with a useless heating system, windows that don’t fit the frames and front doors that are not fire safe.

Do we have to have another Tower block in the Salford/Pendleton area especially a 29 storey. For over 50 years residents have have had to endure a blocked skyline with multiple tower blocks. In recent years several blocks have been pulled down giving residents breathing space.now we are going to be closed in again.According to the report the proposed accommodation is for students

This should be the be next big thing. There has always been a break between the thriving centre and a prosperous East Lancs Road.
