Salford approves 71 affordable homes
Stonebond and Great Places Housing Group have teamed up to develop six acres of land at Manchester Road West in Little Hulton.
A mix of 21 two-bed, 34 three-bed, and 16 four-bed properties will be available for affordable rent or shared ownership, with approval for the development given by Salford City Council’s planning committee.
Two of the 71 homes will be built to enhanced M4(3) wheelchair user accessibility standards, which meets an identified need for that type of accommodation in the area according to the developers.
An area of open space and a play area have also been promised with £275,000 in financial contributions earmarked towards better infrastructure. This will include a couple of pedestrian crossings on Manchester Road West to improve pedestrian safety.
Last year Stonebond and Great Places announced a long-term strategic partnership to deliver an initial 600 affordable homes across multiple brownfield sites in Greater Manchester and Cheshire.
Mark Russell, land and partnerships director at Stonebond, said: “Since we announced our strategic partnership with Great Places, we have already secured planning permission for over 260 affordable homes at four sites across four Greater Manchester local authorities.
“By working in partnership, we are making a significant contribution to the region’s affordable housing supply and providing local residents with access to different housing options that best suit their needs, whilst also boosting local economies and improving local infrastructure.”
Nick Gornall, director of development at Great Places Housing Group, added: “To have brought forward over 260 affordable homes in less than 12 months since forming the partnership is a testament to the power of working together to unlock complex sites.
“We are looking forward to construction commencing on site in the coming months as we begin to transform this underutilised site into much needed high quality affordable housing. Great Places are committed to the delivery of significant volumes of affordable housing within Greater Manchester; an ambition which is shared by Stonebond.”
The partnership has been advised on this development by Lichfields, Eddisons, E3P, Redmore, Ascerta, and Lanpro.
