Stonebond plans 60 affordable homes at Logistics North

Working in tandem with Great Places Housing, the developer would offer the Little Hulton properties for social rent and shared ownership, should Bolton Council give its blessing.

Stonebond Properties plans to deliver 24 homes for social rent and the remaining 36 for shared ownership at the five-acre site neighbouring Logistics North.

All 60 homes would be delivered by Stonebond and managed by Great Places Housing, the established Greater Manchester-based housing provider.

Planning consultant Hive Land and Planning assisted the partnership with its application.

The proposed housing mix indicates 21 two-bedroom, 28 three-bedroom, and seven four-bedroom houses would be built.

Four one- and two-bedroom flats would round off the scheme.

The properties would be arranged off private drives accessed off a central spine road running south from Manchester Road West.

Residents would have private gardens and look out over wildflower meadows.

A spokesperson for Stonebond said: “We’re pleased to have submitted plans for 60 affordable homes in Little Hulton near Bolton, in partnership with Great Places.

“If approved, these new homes would form the next phase of our existing development, where we’re already delivering 71 homes.”

The Homes England Strategic Partnership Programme 2021 – 2026 would contribute to funding the scheme.

Stonebond Properties and Great Places partnered in 2023 with a pledge to deliver 600 affordable homes across Manchester.

One such project lies to the site’s east, where Stonebond is delivering a 71-home all-affordable project, also to be managed by Great Places Housing.

An access road through this development would tie into Stonebond’s latest proposals, providing a route through both schemes and linking both ends to Manchester Road West.

The south and western edges of the application site are bound by developer Harworth Group’s Logistics North business park, which hosts Amazon and Howorth Air Technology, and is considered a major employment zone by Bolton Council.

Directly north of the plot, Bellway Homes is delivering more than 690 homes with Countryside Properties at the site known as Brackley Village on the former Brackley Golf Course site.

Stonebond’s latest scheme has drawn on expertise from DAC, NWTC, Littler & Associates, Redmore Environmental, Eddisons, APM, Civic, E3P, and Townsend Water.

The next step for the project is a request for a consultation, which has been lodged with both Bolton Council and Salford City Council.
