Salford to approve 850 homes across two schemes 

The redevelopment of Brackley Golf Club in Little Hulton and Kellen Homes’ plan for 168-homes on the former British Vita site off Seaford Road are tipped for the green light next week.

Having acquired the site for £40m last year, Bellway and Countryside are planning to deliver 345 homes each on the 63-acre golf course. 

Salford City Council agreed a deal with the housebuilders for Brackley Golf Club last November, which saw the authority pocket £18m.  

The council’s share of the £40m sale price amounted to 47% and was its largest ever capital receipt, it is understood. 

Outline planning approval for a residential scheme on the site was granted to the golf course’s former leaseholder MHE Investments in 2019. 

Bellway and Countryside are now seeking reserved matters consent for a 690-home development to pave the way for a start on site. 

Salford City Council has recommended the scheme be approved. 

The application reference number is 22/79339/REM.

The housebuilder, headed up by Renaker managing director Daren Whittaker, is seeking approval for a £32m project that would see the construction of 168 homes on the site of a former plastics factory on Seaford Road. 

Both Bellway and Countryside have previously put plans forward for the site. 

Bellway had an application for 135 homes rejected by the city council in September, while Countryside withdrew a 136-home proposal in 2019. 

Now, Kellen, in partnership with landowner Rock & Co, is seeking consent to demolish the vacant factory buildings and construct 96 one- and two-bedroom apartments and 72 two- and three-bedroom houses.  

The apartments would be spread across three four-storey blocks. Two would be located to the east of the site fronting Seaford Road, while the other would be built to the west of the site, abutting the Albion Academy high school.  

Kellen Homes, established in 2020 as Renaker Homes, is headed up by Renaker director Daren Whittaker and former Countryside Properties’ executive Ian Kelley. 

Salford City Council has recommended the scheme be approved. 

The application’s reference number is 21/78729/FUL.

Good to see both of these, will be a fair few complaints about the golf course one but looks like it is well thought out, lots of garden space, 3 points of connection for traffic and a barrier between the motorway.

Vita redevelopment will suit the area being pushed for redevelopment and the 1bn masterplan for the crescent and the bizarre walkway flyover that is permitted for construction.

The site on Seaford road is ideal. But the area is crying out for a new junior school. This development could easily generate 400 plus kids in a decade. They have to go somewhere.
