Square Ape secures 6,100 sq ft deal in Liverpool

Capita Pension Solutions has signed a 10-year lease at 20 Chapel Street.

The 6,100 sq ft deal sees Capita become the latest to commit to Square Ape’s building. In July, Ridge & Partners has relocated its Liverpool office from Exchange Flags to the 15th floor of the 155,000 sq ft Twenty Chapel Street.

Liverpool Football Club, Barclays, RSM, Orega, Mason Owen, and Appreciate Group are also located in the building.

Landlord Square Ape was advised on the 6,100 sq ft deal by Worthington Owen and CBRE.

Andrew Owen, co-founder of Worthington Owen, said: “We are delighted to welcome an organization of Capita Pension Solutions’ stature to 20 Chapel Street.

“This major transaction highlights the enduring appeal of prime, well-located office space in Liverpool. Securing a blue-chip tenant like Capita is a strong vote of confidence in the city’s commercial viability and the quality of the offering at 20 Chapel Street.”

Capita was advised by Canning O’Neill.

Chris Clements, managing director at Capita Pension Solutions, said: “The quality and location of this new office provide an exceptional collaborative working environment that will enable our colleagues to provide an excellent service to clients.”

If ever a story pointed to the need to get Pall Mall moving, it’s this one.

Good for Liverpool. It’s time the place was even mentioned on big 9 reports for office take up and I say that as a Manc. We need the North to prosper and as we know building offices and attracting clients is a big part of that.

Pall Mall won’t get moving , rents haven’t moved on and it’s not viable .

Nice deal .

No doubt another soft deal for the City , schemes won’t become viable if the agents continue to hold back rents.
