South Ribble signs off affordable extra care scheme
Jubilee Gardens will have 72 apartments for those over the age of 55, as well as communal spaces, a café, and retail space.
Jubilee Gardens is South Ribble Council’s own project and will be filled only with affordable apartments, which will be supported by an unnamed registered provider. These units will be available for affordable rent, which is 20% less than what the market rent would be.
Situated on nearly five acres north of West Paddock in Leyland, Jubilee Gardens’ apartments will stretch out across a three-storey L-shaped block.
The 72 flats break down into 64 one-bed apartments and eight two-bed ones. They will all be accessible with a balcony.
Most of the apartments will sit on the southern side of the block, with 19 facing West Paddock and another 24 facing the project’s rear gardens. The smaller, western leg of the scheme would have 14 apartments facing Shruggs Wood and 15 looking out onto a garden.
The ground floor of the apartment block will offer guest suits, office areas and public communal space. There will be a terrace on the first floor for residents to enjoy.
Connected to the L-building will be a two-storey block with a café, shop, hair and beauty salon, and a lounge.
Norr Consultants is the architecture and planning consultant for the project. The Environment Partnership is the landscape architect and arboricultural consultant.
The project team also includes JPM Acoustics and ERAP Consultant Ecologists.
Campbell Reith is the drainage and transport consultant. GTA Civils and Transport is the flood risk consultant.
Planning permission for Jubilee Gardens was granted by the council on 8 September.
