YHG wins 54-home Sefton appeal

Your Housing Group has successfully overturned Sefton Council’s refusal of its plans to redevelop a 4.5-acre plot near Aintree Racecourse.

Sefton Council had determined that the 54-home project would “fail to ensure high quality living conditions” due it its proximity to neighbouring industrial land.

However, the Planning Inspectorate has now allowed the appeal and granted planning permission for Your Housing Group’s Heysham Road scheme after the layout was rearranged with a landscaped buffer to mitigate against the proximity of the industrial land.

The application had been rejected twice before, first in November 2022, then again in May 2024 after a significant redesign and fresh application in February 2023.

Your Housing Group’s appeal indicated that the issues concerning outlook had been attended to with improved buffering around the sensitive edges of the site with gardens, further distancing, and tree-lined buffers.

Now the appeal from the housing provider has been accepted, Your Housing can progress with its Ainsley Gommon Architects-designed neighbourhood near Aintree Racecourse.

The project team includes WSP, Futureserv, EELUC Projects, DTPC, Amenity Tree Care, Grasscroft, Survey Operations, and Wardell Armstrong.
