Salford rounds off ECF’s Farmer Norton scheme with second approval

Having rubber-stamped plans for 185 apartments last week, the city council has now given the go-ahead to 42 three-bedroom townhouses on the former car park off Cleminson Street.

ECF, a partnership between Homes England, L&G, and Muse, now has permission to build 227 homes on the former Farmer Norton car park, which is part of the 800-home Adelphi Village within the wider £2.5bn Crescent Salford masterplan.

Other schemes within Adelphi Village include the Willohaus, a 100-home affordable and Passivhaus project and Old Adelphi – 263 homes on the site of the now-demolished Centenary Building.

Steve Thomas, senior development manager at ECF, said: “At Adelphi Village, we’re aiming to create a diverse community that delivers a range of different housing types and tenures. From apartments to townhouses, there will be over 800 new homes to meet the needs of individuals and families in Salford.

“Approval for Farmer Norton Phase 1, which follows approval for Phase 2, means we can now begin to build not just new homes, but a whole new community, which includes green spaces, cycle parking, accessible homes and new trees and planting.

“We’ve achieved some major milestones this year as the Crescent Salford masterplan has picked up pace and we look forward to building on this alongside our Crescent partners as we head into 2026.”

DRMM is the architect, CBRE advised on planning, Identity Consult is the project manager, and Re-form is the landscape architect. Clancy, Hannan Associates, Hollis, Max Fordham, Stephen Levrant Heritage Architecture, TSP, Arcadis, and Design Fire are also advising.
