Royal London targets 2027 completion for £25m Oldham sheds

Caddick Construction has been appointed principal contractor for the latest addition to Satellite Park: two warehouses totalling 282,600 sq ft off the M60 near Middleton.

Royal London Asset Management has a target completion date of summer 2027 for the £25m project, which secured planning permission from Oldham Council in February 2024.

Designed by HORIZON | Fletcher-Rae, the larger of the two sheds will be 163,300 sq ft while the smaller will be 119,300 sq ft. Both warehouses are designed to achieve BREEAM Outstanding ratings.

There would also be 330 car parking bays on the 14-acre plot off Greengate, with 20% set to have electric vehicle charging capability at the start and the others futureproofed.

The new sheds would sit next to Royal London’s existing Satellite Park, which offers more than 200,000 sq ft of industrial space that was developed by Chancerygate.

The project team for this phase of Satellite Park includes Buro Happold, Heyne Tillett Steel, TPM Landscape, Ashley Helme, Gardiner & Theobald, Rougemont, and Hourigan Planning.
