Replacement GP surgery given go-ahead
Manchester City Council has approved plans for an 8,600 sq ft medical centre in Fallowfield.
NHS Property Services lodged plans for the GP surgery last year. The facility is needed to replace an existing facility at Fallowfield Retail Park, which is due to be demolished to make way for an approved 21,100 sq ft Lidl supermarket.
To be located on a 0.7-acre plot in the south-eastern corner of the University of Manchester’s Armitage Sports Centre, the proposed Hawthorn Medical Centre would provide 2,400 sq ft across 11 consultation rooms and two treatment rooms to accommodate a range of primary care services.
Parking for 36 vehicles, including three EV charging spots, would be provided, with access to the site taken directly from Moseley Road via a new junction.
The development is expected to achieve a BREEAM Excellent rating.
Designs for the single-storey centre have been drawn up by Gilling Dod.
Throughout the application period and beyond, the existing medical centre will remain open as normal, and appointments should be attended as usual.
The project team includes Ion Acoustics, Urban Tree Management, Arbtech, Curtins, Netzo, Tetra Tech, Nexus, Silcock Leedham Consulting Engineers, and Redmore Environmental.

Why is it single storey in a pretty dense urban area with high land prices?
Surely two storey on half the plot would be financially better?
Or three storey with the parking underneath even on a third of the plot?

it has been designed so that it can be extended upwards based upon usage. Cost has driven the single storey design initially.

Unless of course it’s built in a way that it can easily have another floor added, it does seem odd to only go single floor. Also does the new Lidl build over what would have been an access shaft for HS2?

As a local resident – Lidl is on the part of the site which is not needed by HS2.
The design was pushed quickly so that the GP can move before Lidl kicks them out. Very glad (thanks cw) that the design can support an extra storey in future.
