Redsun Projects’ 50,000 sq ft Hub50 hits the market

Portal Construction NW has finished the £7.5m warehouse and distribution unit on a three-acre site within Knowsley Business Park.

The AEW Architects-designed shed provides 46,100 sq ft of ground level space, with a 3,900 sq ft first floor office and is now available for let or sale.

B8 Real Estate and Cushman and Wakefield are the joint agents on the scheme, which is nestled between neighbouring tenants such as Howdens Joinery and SCIS off South Boundary Road.

Redsun’s development has a BREEAM Very Good and EPC A rating with solar panels, EV charging, and a power supply tailored for maximum energy efficiency.

Cllr Tony Brennan, cabinet member for regeneration and economic development, said that Hub50 “further enhances the thriving offer” at Knowsley Business Park and will bring a “boost to the economic growth of the borough”.

Knowsley Business Park is situated just off the A580 with quick access to motorways including the M57, M62, and M6.

Alex Perratt, associate director, B8 Real Estate, said: “Hub50 is a prime opportunity for businesses seeking high-quality, strategically located industrial space in the North West.

“Redsun’s ambition in both phases of this development has created a thriving commercial community that has been championed by a proactive, forward-thinking council.

“With exceptional transport links and modern infrastructure, Hub50 is designed to support growth, efficiency, and long-term success.

“We welcome enquiries from prospective occupiers looking for a purpose-built, highly sustainable facility in the heart of Merseyside.”

Plans for the warehouse were first put to Knowsley Council by Redsun in 2023, with a project team including Link Engineering, Langton Development Services, and KGA.
