Railway shed office conversion builds up steam
Merseyside Estates plans to start on site shortly with the conversion of a Victorian railway shed in Birkenhead into 20,000 sq ft of grade A offices.
The developer will next week close the tender competition for the construction contract to build the office development at Shore Road, to be called Shorelines.
The building was converted into offices by a previous owner but failed to let and has been empty for ten years.
Consent was granted by Wirral Council for a design by Snook Architects, based on Slater Street, Liverpool. Snook also designed the distinctive Matchbox office building in Garston, South Liverpool, for Urban Splash.
Shorelines will feature two floors of a new steel-framed mezzanine structure running along the insides of the warehouse. The office space will overlook a central communal area with café and meeting spaces. The building will be entirely naturally ventilated.
Quantity surveyor, Redfearn Morrison Thomas, is advising Merseyside Estates, which also owns the Abbots Quay Business Park next to the Camell Laird shipyard in Birkenhead.
Smith and Sons Commercial Agents in Birkenhead are the managing agents for Merseyside Estates and will be offering the property to let when completed.
