Prospect pitches 121 Mellor Brook homes

The near 14-acre plot off Myerscough Smithy Road in the village of Mellor Brook could host a neighbourhood should South Ribble Council grant the housebuilder consent to develop the land.

Prospect Homes wants to build 121 units, with 43 to be offered as affordable, equating to around 35% of the properties.

Eight one-, 20 two-, 56 three-, and 37 four-bedroom homes, ranging from 522 sq ft to 1824 sq ft, would be on offer.

Around 3.8 acres would be reserved for public space, with small parks running down the site’s western side and found in its centre.

Plans also detail a 4,300 sq ft play area within the public space at the neighbourhood’s centre, near two existing ponds, which would be maintained and enhanced.

According to a design and access statement from Eden Rose Consulting, the scheme’s priority design principle is the landscaped setting and the retention of important trees at the site.

Each of the houses would have parking provision for two cars and follow a road pattern deliberately designed to provide “intrinsic traffic calming” to encourage safety, according to the statement.

Close by, westward down the A59, is BAE Systems’ Samlesbury Aerodrome, a major employment site in the area.

In January, the government announced funding to ensure the National Cyber Force could open up its £13.2m Samlesbury headquarters, although it remains unclear when the NCF is due to move in.

The scheme would be delivered across three development phases should it be approved.

Those who contributed to the application include planner Pegasus, E3P, SCP, PDA, and landscape designer Golby and Luck.
