Preston signs off pair of warehouses

More than 85,000 sq ft of industrial space will be created between AEL Projects and Tustin Developments’ proposals for Roman Way and Red Scar industrial estates, respectively.

Preston City Council approved the two industrial schemes at a planning meeting yesterday. These decisions were made in line with officer recommendations.

Also approved: the transformation of Amounderness House and a holiday resort in Garstang.

Roman Way Industrial Estate

Application number: 06/2023/0871

Roman Way Industrial Estate is set to welcome a 52,000 sq ft manufacturing facility, following the authority’s approval of AEL Projects’ plans for the three-acre site currently used as open-air storage.

Plans drawn up by RPS Design Group will transform the brownfield plot to provide industrial and office space off Roman Way.

Cassidy + Ashton submitted the plans on AEL’s behalf in August.

Under those proposals, there will be 50 car parking spaces, including three disabled and four electric vehicle charging bays.

The project team includes Bowland Tree Consultancy, PSA Design, Envirotech, and Reford Consulting Engineers.

Red Scar Industrial Estate

Application number: 06/2023/0778

Tustin Developments will deliver two industrial buildings totalling 33,400 sq ft at its Red Scar Industrial Estate off Longridge Way.

Architect Eric Smith designed the scheme, which will comprise 16 speculatively built units across two buildings.

The larger building will measure 26,800 sq ft and feature 12 units. The four remaining units will sit within a smaller 8,500 sq ft block.

Red Scar Business Park dates back to 1982. These proposals form part of a wider 68-acre extension of the estate, which has seen Tustin deliver 122,000 sq ft of new units since 2006.

The project team for the latest phase includes Sleater Watson, ERAP, and Worms Eye.
