PLANNING | Therme’s £175m resort tipped for approval

Two major schemes, including Therme Group’s proposed 28-acre wellbeing resort in Trafford’s EventCity and Himor’s Carrington Village, have been recommended for approval next week.

A 75-home affordable housing scheme by MCI Developments and Your Housing Group is also up for approval by Trafford Council’s planning committee.

If it wins approval, Therme’s tropical-themed warm water leisure resort is scheduled to open by early 2022. The application covers a site on Barton Dock Road, between Phoenix Way, Mercury Way and the Bridgewater Canal.

The proposals include a 700,000 sq ft resort building, a 43,000 sq ft public square, a 38,000 sq ft lake, and up to 1,500 car parking spaces.

The resort is to be divided into four separate areas. The Galaxy and Galaxy Relax areas will provide family entertainment, with a wave pool, relaxation areas, steam rooms, indoor and outdoor swimming pools and food and drink outlets. The pool halls are proposed to be 21m in height while a tower of around 45m will accommodate water slides to the north-west of the site.

To the south-east of the site, the Palm area will focus on “peaceful relaxation”, again with indoor and outdoor pools, along with mineral baths, steam rooms and water-based treatments. Food and drink provision here will focus on health and nutrition, according to Therme Group.

The Elysium area will be a sauna and salt therapy area, joining on to the Palm. With wet and dry saunas, the area will also include roof gardens for outdoor activities. The final area, named Genesis, will provide specialist water-based and dry-based therapies.

Extensive landscaping is set to include a garden in the shape of the Lancashire Rose.

The scheme is intended to be “the world’s most advanced wellbeing resort, accessible to all, embodying a perfect interplay of nature, technology and culture”, according to Therme Group.

An application to relocate EventCity to the nearby Soccer Dome was approved earlier this month, a piece of site rejigging that is needed to paving the way for Therme’s development.

Therme Manchester is being developed in partnership with Peel L&P. Therme is advised by WSP Indigo. Other members of the project team include Exterior Architecture, TTHC and BWB Consulting.

Meanwhile, Himor’s outline plans for Carrington Village, a 320-home development with 670,000 sq ft of employment floorspace, is also recommended for approval next week.

Approval would be subject to a 10% affordable housing provision split between affordable rent and shared ownership. However, according to a viability statement prepared by consultant Cushman & Wakefield, the scheme cannot support any affordable homes due to its cost.

The application covers the existing Carrington Business Park and brownfield land to the south of the A1. The homes will circle around a local centre of up to four shops totalling 13,000 sq ft. Retail or health uses, and a 48,000 sq ft office are also proposed.

The development on the 120-acre brownfield site is estimated to cost £104m, according to planning documents, and would require the relocation of the Carrington Rugby Club and its clubhouse. A Section 106 agreement has been agreed to relocate the rugby club, £776,000 towards Trafford’s Community Infrastructure Levy, and a combined £350,000 towards improvements on Carrington Lane and Flixton Road.

The site borders developer Wainhome’s 277-home scheme, which secured consent in 2018, as well as another project by Himor that is on site building 219,000 sq ft of employment space across six buildings.

The wider Carrington site is expected to deliver 6,100 homes with 4.4m sq ft of employment space. It is Trafford’s largest allocated Green Belt release under the emerging Greater Manchester Spatial Framework.

According to the developer, its “vision for the future of Carrington Village is based around the creation of a vibrant, attractive place that contains a viable mix of residential and employment uses which are strongly integrated with the existing residents and wider neighbouring areas.”

MCI Developments And Your Housing Group February 2020 75 Homes Partington

An application for 75 affordable homes on land north of Oak Road and West of Warburton Lane is also recommended for approval at next week’s meeting.

MCI Developments’ and Your Housing Group’s joint application calls for the 4.8-acre site, which is currently used for grazing, to become 18 one-bedroom apartments, 23 two-bedroom houses, and 34 three-bedroom houses.
