Pinkus releases Preston office for development
Preston-based agent Robert Pinkus & Co has been retained by a private investor to market a development opportunity on Strand Street West in the city.
Marcus Walsh, surveyor at Robert Pinkus & Co, said: "This property is primed for redevelopment or an occupier that needs secure parking in a great location. The site could be transformed relatively easily to create a superb property, suitable for a variety of uses. It has great potential due to the spacious grounds it occupies as well as its great position for both travel to Blackpool and the Fylde coast, and accessing the Penwortham bypass for a direct link to the motorway network. We expect significant interest in this property."
The 3,209 sq ft, detached, single-storey building, with parking, was originally designed to add a second storey extension. The property is currently designated for office use but could be suitable for a change of use at the planning authority.
The site is at the junction of Watery Lane and Strand Street West, two of the main routes around Preston Docklands, close to Riversway and less than a mile from Preston city centre.
The property is available on a new lease at a quoting rent of £30,000 a year or the freehold title is available for purchase with a quoting price of £375,000.
