Path clear for 254 Liverpool flats
A Section 106 agreement has been finalised for ASBBJ Real Estate’s £46.9m Angel Gardens, a project that will see two large apartment blocks constructed at the junction of St Anne Street and Fox Street in the Everton ward.
Liverpool City Council has given its final go-ahead to the scheme with the signing of the agreement, which will see ASBBJ contribute £140,000 for street trees, £70,700 for recreational spaces, £254,000 for public open space, and £50,000 for highways improvements.
The project is a revival of the 2020-scheme led, in part, by former Liverpool footballer Robbie Fowler. The project, which was for 330 apartments, never received planning permission.
City councillors voted to approve ASBBJ’s 254-flat project on 23 December. The apartment mix breaks down to 164 one-bed residences, 62 two-bed ones, and 28 three-bed properties. Of those 254, 28 are due to meet accessibility space standards.
The apartments will also have access to a gym and cinema.
Parking will be available in a 95-bay car park by the southern apartment building. Of those 95, seven will be designated accessible. There will also be space for 255 cycles to be stored.
Designed by Lawray Architects, the taller of the two apartment blocks will be seven storeys and hold 136 apartments. The shorter will be the southern block. It will be six storeys with 118 apartments.
The entire scheme is estimated to cost £46.9m to build, according to the latest viability statement from consultant Rapleys.
The project team consists of planner JWPC, transport expert SLR Consulting, sustainability adviser Brontide Consulting, and civils engineer Nimus.
Fire advice was given by Mu Studio. The acoustic consultant was Noise and the air quality expert was Gem Aire Quality. GIA Surveyors advised on wind, while Right of Light Consulting led on daylight and sunlight.
Ecus provided advice on landscape, ecology, biodiversity, arboriculture, and heritage.
Rounding out the project team: CC Hydrodynamics, Facility Audits, Survey & Engineering Projects, Gem Construct, Bidwells, Liam Kirby Quantity Surveying Services, and FNC.

Not really heard of ASBBJ so don’t know anything about their track record, so we’ll just have to hope this gets on site and completes.

More filler than thriller, but a welcomed development and gets rid of another eyesore rubbish covered wasteland. Lets hope this breaks ground quickly and spurs on more development in the immediate area.

Most flats in Europe are of a similar look so you need to get real, and unless you have the wealthiest of funders you won’t get the most inspiring or eye-catching designs, and Liverpool isn’t at that stage currently.

I’m not sure what exactly the people who are moaning expect from mid price apartment buildings on Great Homer street!?! Are you expecting Zaha Hadid studio to be involved? These are absolutely appropriate for the site in both size and detailing. In fact, the detailing is quite nice and has a certain dignity about it. I especially like the windows and curved section at the end of the yellow brick block. Looking forward to seeing them finished and the return of the pre slum clearance density to the area..
