One Byrom Place up for grabs at £5m

With long-term tenant JMW soon to depart for 125 Deansgate, the Canal & River Trust is positioning the 32,000 sq ft Manchester office block as a refurbishment opportunity.

Avison Young has been instructed to seek offers in excess of £5m for the Spinningfields-adjacent asset.

The property stands at 32,470 sq ft, providing office accommodation arranged over ground and seven upper floors.

With individual floorplates ranging from 2,271 sq ft to 4,081 sq ft, the building also benefits from outdoor terraces on the sixth and seventh floors, alongside 12 basement car parking spaces.

Law firm JMW holds a 20-year lease running to late this year, having made the short move from The Old Schoolhouse to what was a new-build construction on its former car park in 2006.

As the firm expanded, JMW later took 9,000 sq ft back in its former base on a five-year deal from 2013, before committing to 14,000 sq ft at 3 Hardman Street in 2017.

The firm then looked to bring all staff together in one of Manchester’s most keenly-sought requirements of recent years, a process that culminated in it signing for just short of 43,000 sq ft at 125 Deansgate last October.

Although outside of the Spinningfields estate delivered by Allied London, the building is an immediate neighbour. With its eastern elevation sitting parallel to 2 Hardman Street, 1 Byrom Place is a few metres away from No. 1 Spinningfields and The Ivy, the finishing touches to the Spinningfields orbit.

The Old Schoolhouse, at 5-7 Byrom Street, is now home to financial planner Pareto.

The centre of Manchester is littered with these kind of buildings dating back to the 90s-2000 and are real eyesores for the City. They need to be demolished to give way to new attractive more up to date designs.
