Cityside unveils plans for 88 homes in Wilmslow
Designed by Ollier Smurthwaite Architects, the 10-acre Moor Lane scheme is billed as a “farmstead-inspired” residential development.
Developer Cityside has launched a public consultation on plans for 88 homes that “break away from traditional housing estate layouts”, ahead of submitting a planning application to Cheshire East Council.
The proposals include a mix of mix of cottages, terraces, barn style houses, and larger family homes “rooted in the agricultural heritage of the Cheshire countryside”, according to the project team.
A communal meadow, orchard areas, and an edible garden all feature within Cityside’s landscape offer, designed by Re-form Landscape Architecture.
There are two policy points working in the developer’s favour. Firstly, Cheshire East Council cannot currently demonstrate the statutory five-year housing land supply position. Secondly, the project team asserts that the site, designated as Green Belt, meets the criteria for Grey Belt, the recently introduced designation for land that fails to uphold some of the purposes of the Green Belt.
Together, these two factors could be the difference when it comes to determination of the application.
Prior to submission, the project team is eager to engage with the local community on the proposals.

“This consultation is a genuine opportunity for local residents, community groups, and stakeholders to view our early-stage ideas. Your insights will help us refine our landscape and housing designs to create a sustainable neighbourhood that truly reflects the needs of current residents and future generations.”

Always impressed with Ollier Smurthwaite schemes, this one no exception. Classic, contemporary all whilst using simple materials. (Depresses me how often new-build brick looks trash). Keep it up guys.

Small windows and I bet not open plan … I wish they would start developing houses with classic materials but more fit for purpose and in line with what the younger people want. Our budget is about a million and we struggle to find new builds which are more open plan, larger windows … only converted houses have it and they usually cost a fortune because of the demand for those types of properties

Without knowing the location of the site in question all of the land off Moor Lane, Wilmslow is within the Green Belt and adjoining Lindow Peet bog.which is undergoing revitalisation and protection. Developers this is Green Belt not Grey Belt.

An impressive scheme to propose . Easy to push design when a site is in a great location, greenbelt, landowners expecations low, values high and risk to developer minimal. Not all new build looks trash although it needs to move on, evolve and be more flexible, efficient and with better design

Whilst this is a picturesque design, sadly, the traffic on Moor Lane is already difficult, schools, doctors, dentists are at, if not over, capacity.
There is a genuine need for small, affordable one and two bedroomed houses in Wilmslow, to cater for young people who currently can’t afford to stay in their town. Social housing would be the optimal decision.

Once again another scheme by a developer that trying to build on green belt. Design although different does not suit the area. this developer has no track record. town doesn’t need these houses either. should i go on for reasons to object? I am not local to the proposed development but will be strongly objecting in their consultation and any future planning application.

This location is green belt and with an area of peat deposits. It’s a nice scheme but the location is not appropriate at all. This land needs protecting, not building on!

Green belt and within an peat area so would have a carbon footprint impact. Although the design look pleasant and inviting, the location is not suitable – there is already several other planning applications for new developments in the area – for example one for 125 houses nearby off Cumber Lane. Combined, these will put pressure on traffic flow, and local services. As an example, the local high school is already over subscribed.
