Ungerer takes Wirral space from Chancerygate

Acting for the developer, agent Legat Owen has secured a 10-year letting to Ungerer, a manufacturer of fragrances and oils, for a 15,300 sq ft unit at Wirral International Business Park.

Ungerer plans to use the property, located at Stadium Court in Bromborough, as a storage depot to supplement its operations in Chester city centre. The deal gas been agreed at more than £5 per sq ft.

Formerly used as a data centre by EE, the property was acquired by Chancerygate in October 2017 as part of a four-strong portfolio deal also including properties in Glasgow, Darlington and Newcastle-under-Lyme.

David Tyson, asset manager at Chancerygate, said: “Following the purchase of this portfolio from EE, we have undertaken a rolling refurbishment programme to maximise the value of these assets. We have successfully let Glasgow and now Bromborough, Newcastle was sold to an occupier and Darlington is under offer.”

Tom Cooley, surveyor at sole agent Legat Owen, added: “This property offers the ideal solution for Ungerer – a secure, self-contained building close to Chester – and provides an excellent covenant for Chancerygate.

“The standard of the refurbishment and our client’s proactive approach to securing this deal meant we were able to agree a good quality tenant improving the investment value for the client at a rent over £5 per sq ft.”

Ungerer was unrepresented.
