Tritax pushes on with 190,000 sq ft Middlewich units

The developer is due to start work on the next phase of the Ma6nitude logistics scheme early next year following a spike in demand for speculative industrial space.

Tritax Symmetry, part of Tritax Big Box REIT, already has consent for the two units off Pochin Way, next to the existing warehouse used by B&M.

Construction of the units, designed by AEW Architects and measuring 149,000 sq ft and 41,000 sq ft, is being accelerated in response to a shortage of logistics space in the region, fuelled by spiralling demand.

Both units will be constructed speculatively and Tritax said there has already been “positive occupier interest” in the development.

Matt Pochin, director at Legat Owen, joint agents for the scheme with Savills and B8 Real Estate, added: “The decision to speculatively build close to 200,000 sq ft shows the strength of the industrial and logistics market.”

While David Nuttall, development director at Tritax Symmetry, said that pressing ahead with a further phase of development at Ma6nitude “demonstrated confidence in the site”.

He added that the units would be ready to be occupied next year.

Located off Junction 18 of the M6, Ma6nitude offers plots from three to 53 acres, with the flexibility to deliver units from 40,000 sq ft to 638,000 sq ft.

The scheme is being brought forward in a joint venture between Tritax and Northern Powerhouse Land, a special purpose vehicle owned by the Nicholson family, formerly directors of Pochin Developments prior to the company’s administration last year. The holding company was not involved in the collapse.

Earlier this year, confectioner Swizzels Matlow agreed to invest in 458,000 sq ft of warehouses at Ma6nitude with the first 158,000 sq ft being delivered in 2021.

I think that the Middlewich Bypass should go ahead if Swizzels is coming to Middlewich. The council and Sandbach say it will jam their roads but Sandbach has a bypass as does Congleton, yet we have been left in the cold by Sandbach. If they changed the way their traffic signposts are, I can’t foresee any problems.
