Taylor Wimpey’s plans to build the homes on 16 acres off Sutton Road are moving forward at Harworth Group’s 95-acre Moss Nook development.
St Helens Council gave the scheme the green light this week. The 258 homes represent just one section of the giant Moss Nook development, which takes place on an old brownfield site. Harworth Group is the landowner and master developer for the scheme, which received £2m from Liverpool City Region’s Brownfield Land Fund.
This 258-home portion of the scheme will feature a mixture of mews, semi-detached and detached homes. Houses will have between two and four bedrooms. Construction is expected to begin in autumn 2021.
“The development will provide much-needed homes and investments for the local community,” said Ian Harrison, land and planning director at Taylor Wimpey North West.
“We will ensure that this latest development positively contributes to the local community, by creating a high-quality and attractive housing development with distinctive local character. ”
Harworth Group’s associate director Matt Whiteley expressed his enthusiasm for the council’s approval.
“We’re delighted to see Taylor Wimpey’s scheme receive approval,” he said. “As the first phase of our wider Moss Nook development, it will set the tone for future phases alongside our investment in high-quality infrastructure and public realm. It’s pleasing to see that the scheme fully aligns with our design code and place-making objectives.”
MPSL are the architects for the project. Turley is planning consultant and Eddisons is highways consultant.
When the entirety of the Moss Nook scheme is complete, there will be 900 new homes in St Helens, as well as a children’s play area and sports pitches. Outline planning consent for the project was granted in 2017.
