Estate agent Edward Mellor is selling its town centre headquarters on St Petersgate, a site the company says could be redeveloped into a scheme comprising 250 apartments across three towers.
The estate agent has appointed Manchester-based agency Edwards & Co to sell the site, seeking offers in excess of £4.5m.
The site is occupied by two office blocks – 65-81 St Petersgate, which is locally listed and likely to be retained if the site is redeveloped, and 83-85 St Petersgate, which could be demolished under the plans.
The buildings measure 14,400 sq ft and 5,000 sq ft respectively.
In total, the site, allocated for residential development under Stockport’s local plan, measures just under one acre.
Edward Mellor bought the site, which overlooks St Peter’s Square, from contractor Bardsley 20 years ago but is now looking to relocate elsewhere in Stockport.
If the site is redeveloped, it would contribute to a growing pipeline of residential schemes in the town centre. Earlier this year, Saudi Arabian firm Eamar Developments lodged plans for an 18-storey tower containing 98 apartments close to Edward Mellor’s offices.
Elsewhere in Stockport, developer Capital & Centric is preparing to submit an application for a 250-apartment redevelopment of Weir Mill on the River Mersey.
Slightly further out of the town centre, close to the Portwood Roundabout, Majdiah Residence, another Saudi developer, is bringing forward a £15m project to convert the grade two-listed Meadow Mill into 213 apartments, with work expected to complete next May.
