Majdiah pushes ahead with £15m Stockport mill conversion

Stockport’s grade two-listed Meadow Mill, located on Water Street close to the Portwood roundabout, is being converted into 213 flats by Saudi Arabia-based developer Majdiah Residence, and is due to complete next May.

The 178,000 sq ft residential-led, mixed-use scheme is part of a £15m renovation of the mill that Majdiah Residence bought in July 2018, from London-based developer William George Homes. 

William George Homes had secured consent for a residential development the previous year. 

CJ Partnership is the architect for the latest scheme and Peter Rowlinson Planning advised on the application.

The seven-storey mill, which was built in 1880, was originally occupied by T&J Leigh for cotton and wool spinning.

Under Majdiah’s ownership, Meadow Mill has undergone an extensive renovation programme, delivered by the company’s development arm.

The scheme provides a mix of one-, two- and three-bedroom apartments, as well as 24,000 sq ft of leisure and commercial space. A further 2,000 sq ft is allocated for restaurant use.

Stockport property agent Impey & Company has been appointed to market the ground floor commercial space, which has been split into five individual units.

Philip Harrison, investment manager at International Investment Gate, which is acting on behalf of the owner, said: “Meadow Mill is an example of how Stockport’s historic mill buildings can be redesigned to have a bright new future.

“The redevelopment programme will deliver housing for the local community as well as leisure and commercial uses in a prominent location close to the town centre.”

Impey & Company surveyor Johnathan Poole, added: “The renovation of Meadow Mill will deliver a wide range of new uses designed to meet the needs of modern occupiers.”

It will be interesting to see the finished scheme. Have the dilapidated units to the rear remained, and what are the proposals for pedestrian access to Stockport? Access via Marsland Street would need improving for people to feel comfortable using that route out of hours.

Great to see the old buildings in Stockport being developed, a pity we can’t develop the riverside in Stockport. We go away on holiday both in England and abroad and see what other places have done to town centres to bring back life into inner city communities.
Why can’t we do it here? I know it takes vision, which Stockport council seems to lack?

I strongly favour mill restorations but as with the Weir Mill project just down the river – what assumptions have been made about the amount of car parking space that will be required?

Another sellout to the arab nation!! These are for local people? Social housing for the homeless ? Local essential shop workers on minimum wage can apply for a home to be paid by housing benefit? Or Will they be discriminated against? they can’t afford to live in their own community! Don’t make me laugh

It’s good to see these old warehouses being renovated especially into homes, the problem is will they be affordable. It’s a sad fact that most new homes whether new builds or renovations are still out of reach for most Stockport folk.

Great to hear of an exact completion date for the mill. Modern lifestyle apartments and commercial space are what the town needs. It would complete a favourable look if steps are taken to eliminate litter and waste being dropped by consumers around Great Portwood Street and the subway and roundabout.

Mills look amazing when renovated and the same applies to mill towns and regeneration. Without it they look bleak which is why some people have negative opinions about them.
I actually think Stockport has more potential than Altrincham aka ‘the best place to live in the UK’, although it’s still nowhere near that and Redrock is pretty shocking.
Upon the wider regeneration of the eastern Greater Manchester region you’re looking at some very special places that could offer unrivaled quality of life due to the character they hold and proximity to the Peaks.

glad to see development but would be nice to see some off this actually being affordable housing which the companies are securing tax breaks and planning permissions. Several have been completed then bought for portolios and the rent charges ridiculous and most are less than half full

Great post @Helene Hadfield and agree, almost anywhere else, waterfrontage is the number one natural asset any urban area has. Even small highly urban rivers like in central Stockport can be wonderful amazing places (Think Strasbourg, Christchurch NZ, Utrecht or San Antonio). How we treat our waterways in Greater Manchester is an absolute disgrace and we get it wrong on every river, from the Mersey, Goyt, Medlock, Tame, even our best assets the Irwell & ship canal. If there is one thing, we care consistent in how bad we are at water frontage. That said, some hope exists in the future, with some reasonable plans for the small stretch of the Mersey around the new bus station. There are other plans out there, but none have yet really made a difference – well, ok, some stretches of the canals have been improved, so that’s a start. But yeah, as for rivers, the Tame behind this wonderful old mall could be beautifully landscaped, just imagine what it could look like. Imagine. Actually, do what Helene done and visit any number of cities around the world and look what they have done to their urban rivers.

Wow putting this historic beautiful building which has become an eyesore with broken windows and neglect over the years to good use. I’m so very glad it will be saved instead of being demolished and applaud the person who has purchased it. It will provide people with beautiful homes and fetch economy to this wonderful town of my birth. I can only await to see the finished product next year with anticipation. There are soo many unused old buildings which could be brought back restoration and house homeless people in Stockport. Even buildings which are no longer in use in the precinct. What a waste. I wish the politicians would see this. Maybe they do?.

Why are people moaning about a building being renovated with arab money?

If they weren’t willing to pay for it, it would probably crumble in the not too distant future. A lot of the mills have already been demolished for the same reason.

If they’re willing to pay for it, I’m all for it. Much better than the alternative.

All this urban regeneration in Stockport is great. However I have 3 big issues with this.
Why has it been sold to Saudi investors?? Terrible human rights record that we should not be supporting.
Why foreign investors at all?? They have no interest whatsoever in the community, town or country except as a cash cow. Surely there are UK based investors?? I personally think foreigners who do not live in the UK should be banned from buying property.
Will there be genuinely affordable housing?? This town, area and whole country is crying out for decent housing that people can afford without going for a hand out from the benefits system. I truly believe that if you work full time then you should be able to buy/rent a decent home.

The housing market is a disgrace in this country. Over inflated prices, driven by overseas investors, UK based landlords and property developers and a concentration on owner occupier policies over the 30 years has created a dire housing market for many. Stockport should be prioritising decent, genuinely affordable housing for all.

The carpark at the front of the building must be redesigned with green planting to mask the traffic noise from the very large road junction nearby, and the attractive river side at the back could and should be developed sympathetically. Stockport is in danger of becoming an enormous motorway junction,with the air pollution needing more green spaces.
