Plans unveiled for Old Trafford hotel
Developer Acre and architect Stride Treglown have outlined proposals for a 212-bed Hampton By Hilton at 701 Chester Road in Old Trafford, featuring a roof top bar.
The site’s owner, Acre Manchester Limited, has submitted a planning application to Trafford Council for the project, which sits on the site of an existing office on the corner of Chester Road and Warwick Road, the main route from Old Trafford Metrolink stop and Manchester United’s stadium. The plot also sits opposite the Trafford pub.
The 16-storey proposal features a podium clad with a red brick screen, a tower clad with buff-coloured brick, along with a restaurant at ground floor level, a roof-top bar, with an active frontage along Warwick and Chester roads. There will be around 17 rooms per floor.
Hampton By Hilton has already signed up to a franchise agreement for the hotel, making it the second Hilton brand in Old Trafford – the hotelier already operates the Hilton Garden Inn at Lancashire County Cricket Club. It is expected to create around 45 full-time and 25 part-time jobs once complete.
The 31,000 sq ft office block on the site currently has planning permission for an office-to-residential conversion, which was granted in 2016 and remains live until April next year. If the hotel development does not come forward, the developer said it would implement this project to convert the office into 35 apartments.
Acre Manchester is part of the Westcombe Group, and its directors are Kamal Pankhania, Sunil Pankhania, and Vraj Pankhania, according to Companies House records.
Along with Stride Treglown, the professional team features M&E consultant Capita, structural engineer Curtins, SK as transport planner, Abricon as environmental consultant, SRL as acoustic consultant, JGA Fire as fire engineer, and Brian Madge as planning consultant.
The application follows Trafford Council’s masterplan for the Civic Quarter, which features major improvements to public realm and a number of significant development opportunities around the cricket ground, Talbot Road, Chester Road, and the town hall.
The masterplan for the area, stretching between Old Trafford Metrolink stop up to Chester Road and beyond, features new public realm, options for buildings of up to 20 storeys, a new leisure centre, and a “processional route” between the tram stop and Manchester United’s stadium.
The team on the project is spearheaded by Feilden Clegg Bradley, Planit-IE, Curtins, GVA How, and Purcell. Consultation events on the masterplan are taking place on 6 November at Trafford Town Hall between 6pm and 8pm, as well as on 11 December at the cricket club between 6pm and 8pm.

I lived on Warwick Road for about 10 years and loved it. I’ll reserve judgement on this proposal to see how it fits in with FCB/Planit and co’s overall vision for the area (viewable tonight at Trafford Town Hall). This area is my top “one to watch” with the civic quarter and UA92.

Oh dear. I’m not even going to bother critiquing this one because there’s nothing good about it at all. They couldn’t even choose a shade of brick indigenous to the Northwest. The architects must really have a grudge against humanity. 1/10, and that’s only because it gets a point for not being faced in concrete.

Think the designer / architect needs to go back to the drawing board. To me it does not enhance the environment. Looks like a cost cutting exercise of design. Do not usually comment but the building needs more thought.

As a resident of this area, I think this is great, the whole civic master plan is going to be a real improvement, to the current out dated office buildings (which are half empty or derelict) and waste land used for match day parking. Jobs and accommodation can only be a benefit.
