Plans in for Undershore Business Park extension

The owner of Undershore Business Park in Bolton has outlined plans to expand the site by an additional seven warehouses, totalling 43,000 sq ft and targeted at start-up businesses.

The 70,300 sq ft business park off Brookside Road, owned by John O’Brien, currently houses 14 warehouse units, however according to a planning application submitted to Bolton Council, the site has capacity for an additional seven, bringing the total up to 21.

According to architect and planner Good & Tillotson: “The amount of development would maximise the North West corner area of the site which is currently under used, apart from some outdoor storage of vehicles and materials.

“This would also allow for the starter units to be all located within the same area grouped together to form an area where new business can grow together until tenants require bigger units.”

An additional 34 car parking spaces are planned, which would bring the total on the site to 64.

The area for the proposed development is currently vacant, with flat areas of compacted gravel used for vehicle access and parking.

The business park has several long-term tenants, some of which have been based at the site for almost 40 years.
