Plans dusted off for Gostins hotel conversion
Proposals for the conversion of the historic Gostins Building on Hanover Street into a 278-bedroom hotel with a four-storey height increase have been submitted to Liverpool City Council.
The plans call for the change of use of all floors from ground to seventh, to form 182 bedrooms with a restaurant, bar, and cycle storage. Extending the building by four storeys would create space for the additional 96 hotel rooms, and a rooftop terrace for hotel guests.
The £30 million scheme will deliver Liverpool’s biggest four star plus hotel and it is scheduled for completion in 2021. The hotel operator is yet to be confirmed.
Hanover Holding is the developer and Roman Summer Associates acted as the town planning consultants. Architecture and design was provided by Riboco and the consultant architect was Studio RBA.
This planning application is an alternative to proposals submitted by the developer in September 2018 which gained approval. The old application looked to change the use of the ground to the sixth floor into a 154-bedroom hotel, the change of use to the seventh floor into 11 apartments, and a four-storey rooftop extension for 36 apartments, along with a rooftop terrace.
Niki Bolza from development company Niboco, who are delivering the scheme, commented: “We are not increasing the size or height of the building from the previous application, but we are changing the plan to accommodate a bigger hotel at the expense of the proposed residential element. It reflects very strong confidence from our operating partners in the buoyancy of Liverpool’s hotel market.”
Niboco, who are also progressing plans for another iconic hotel development in the former George Henry Lee building, are confident that there is further room for expansion in the city’s hotel market, as more visitors experience and enjoy Liverpool’s exceptional tourism offer.
