PLANNING | Manchester gives go-ahead to 1,250 homes

The approval process went smoothly for major schemes across Manchester, with Capital & Centric and Henry Boot’s £200m Kampus, and Muse and Network Rail’s £150m New Victoria granted planning permission, and the previously controversial Yo! Homes also approved.

Address: Aytoun Street, Piccadilly, Manchester city centre

Floors: Two new buildings of 14/16 floors and extension of current 12 storey building to a 15-storey building

Number of apartments: 478

Other features: New public square and retail/restaurant space

Commercial: 30,214 sq ft

Developer: Capital & Centric and Henry Boot Developments

Committee: Unanimously approved with no objections. The approval is for the first phase, with the application to convert the listed Minto & Turner and Minshull House warehouses due by the end of the year. Demolition is set to begin in November.

New Victoria

New Victoria Muse tram

Address: Corporation Street, Victoria, Manchester city centre

Architect: Sheppard Robson

Floors: 8, 20 & 25

Number of apartments: 520

Office Space: 150,000 sq ft

Developer: Muse and Network Rail

Committee: Following some discussion over rubbish disposal and parking, scheme was granted planning consent.

Yo! Homes

Yo Home Glenn Howells

Address: 88 Old Mill Street, New Islington, Manchester city centre

Architect: Glenn Howells

Floors: Six

Number of apartments: 24

Developer: Yo! Ltd

Committee: After its refusal at a colourful planning meeting in August, Yo! Homes was back on the agenda with a revised report from planning officers responding to issues on affordability and parking. Councillors praised the scheme for adding to the mix in the area, and suggested it would be a good model for affordable housing.

Manchester Life, New Islington

Address: Old Mill Street, New Islington, Manchester city centre

Architect: Buttress

Floors: Part 10, part four

Apartments: 201

Developer: Manchester Life

Completion: 2019

Committee: The project came under criticism from councillors, who said it would “loom” over Ancoats Dispensary, and would create further traffic issues in the area. After a debate, approved with two votes to refuse.

H2, Castlefield

H2 Hulme

Address: Former Manchester Regiment Pub, Hulme Hall Road, Castlefield

Architect: Calderpeel

Floors: 8

Number of apartments: 42

Developer: Whitecroft Group

Committee: Unanimously approved, and praised as an “important infill scheme”.

The Manchester Life scheme looks dire. Just what features does it have that raises the bar in any way?

So in 4 weeks the Yo Homes scheme went from being “stupid” and a scheme which should “yo yo back to London where it belongs” to being a scheme “praised for adding to the mix in the area” and a “good model for affordable housing”. That must have been some revised report prepared by the planning officers!
