Petitt Singletons has let the ground floor of Unit 3 at Navigation Business Village on Navigation Way in Preston's docklands to New Dimension Ultrasound.
Mark Harrison, surveyor at Robert Pinkus & Co, who acted on behalf of the landlord, said: "This latest deal follows four deals completed in as many months on the Riversway Docklands which is great news for the commercial property sector in this area. The recent activity is a positive sign that we have hopefully turned a corner and things are starting to look up for the Preston office market."
New Dimension Ultrasound, which specialises in 4D scans of unborn babies, has taken 511 sq ft. Details of the rental agreement were not disclosed.
Meanwhile, Robert Pinkus & Co has brought three office units at the nearby Lockside Office Park, just off Chain Caul Way, ranging from 750 sq ft to 2,000 sq ft, to market.
The agent said quoting rents are from £10/sq ft and flexible lease terms are available.
