Manchester requirements fueled by over-supply fears

More than 200,000 sq ft of requirements have come to the Manchester city centre office market as tenants seek to exploit the downturn in the property sector.

The three major professional services requirements are:

  • DWF, seeking 100,000 sq ft, believed to have shortlisted Wilson Bowden's Belvedere, 3 Hardman Street in Allied London's Spinningfields and Chancery Place, by Chancery Place Developments. DWF occupies 40,000 sq ft in Bruntwood's Centurion House on Deansgate.
  • PriceWaterhouseCoopers, would like 70,000 sq ft, also eyeing 3 Hardman Street. Occupies 40,000 sq ft at Barbirolli Square and Minshull Street.
  • BDO Stoy Hayward, 60,000 sq ft, has plans to expand from its 20,000 sq ft in Commercial Buildings on Cross Street when its lease expires in 2012.

The supply line for Manchester city centre offices will deliver 2m sq ft by the end of next year, prompting fears of over-supply.

Canning O'Neill is retained by DWF. DTZ and Jones Lang LaSalle are agents on Spinningfields. WHR and JLL are advisers on Belvedere; and JLL and Savills are on Chancery Place.
