Ecommerce company takes 55,500 sq ft in Wigan

3PL, an ecommerce supply chain company, has signed a deal for a 55,500 sq ft speculatively-built warehouse and distribution facility in Wigan.

The company, which already has a 75,000 sq ft site off neighbouring Lockett Road, has taken a 10-year lease on M6 Epic 50 at a headline rent of £6.75/sq ft. With this addition to 3PL’s warehouse footprint, the firm now has more than 250,000 sq ft of space across national and international sites.

The company said it was looking to create more warehouse space in response to customers stockpiling goods ahead of Brexit. 3PL also said that this increased capacity will “usher in a move to around the clock 24-hour operations and the introduction of extended cut off times for delivery.”

M6 Epic 50 forms part of a wider ongoing speculative development programme being undertaken by Total Development, along with other sites in Deeside, Manchester, Theale, Crewe, Middlewich and Leeds. Ed Chantler, director at Total Developments, said: “This is a very strong headline rent for Wigan and we continue to set the trend in both rents and build quality in the mid-box development space.”

B8 Real Estate, Legat Owen, and CBRE are the joint agents for the scheme. Parkinsons acted for 3PL.
